DESIGNATED PROPERTY MANAGER

We work hard to understand your needs and concerns and will make it our job to understand your propertyand its requirements. Having years of experience in the industry is sometimes not enough; to stay abreast ofthe latest changes in legislation, all our property managers attend regular training to consistently refresh andadd to their industry knowledge.

Your property manager is only a telephone call away to answer your queries and concerns, or you can pop in tosee us at our centrally located office in Hove. We will additionally attend AGMs if necessary as well as monthly orquarterly meetings with directors.

NEW MANAGEMENT

The duties carried out by our property managers, on behalf of our clients, and are normally included within thetypical management fees are:

  • Submitting demands and collecting ground rents
  • Managing Client accounts and making payments to suppliers, staff, contractors, rating authorities, professionaladvisors, insures and others as may be appropriate
  • Administering building and other insurances as appropriate
  • Preparing and submitting statements and accounting for balances at agreed intervals
  • Employing reliable staff and effecting necessary supervision
  • Arranging maintenance contracts for plant, equipment, systems etc.
  • Making periodical visits to properties to ensure proper day to day running and to inspect buildings for generalcondition (this is not a formal survey which can of course be arranged)
  • Attending to routine enquiries from Freeholders and Lessees
  • Dealing with day to day repairs and liaising with contractors for the maintenance of lifts, fired detectionsystems, security systems, door entry systems etc.
  • Keeping records in relation to lessees and other relevant matters relating to the property
  • Checking compliance with the terms the lease/s and all statutory requirements Instruction solicitors in relationto unpaid maintenance and other matters such as breach of lease
  • Credit control and chasing arrears
  • Advising generally on leasehold property
  • Maintaining individual property accounts, retaining invoices and preparing statement of accounts, in readinessfor accountants or Freeholders
